For monthly rental – please contact us as we offer excellent discounted monthly rental rates.
Please notify your time of arrival when booking online.
Reservations should be confirmed by telephone or email with details of your debit or credit card.
Provisional reservations are ‘pencilled’ for 1 working day only. On receiving a confirmation, an acknowledgement and receipt (where deposits are received) are sent by return.
We will always make every effort to provide Guests with the apartment of their choice, but must reserve the option of apartment allocation. Should it be necessary to alter apartment allocation, for any reason, we shall endeavour to provide one with at least as good as facilities.
On the rare occasion when damage occurs, by negligence or a deliberate action taken by a Guest, which directly or indirectly causes loss to the apartment. The Guest agrees to indemnify such losses, and that this forms part of the agreement at the time of booking. Losses include lost income, specialist expenses and the sourcing of alternative accommodation as necessary.
If keys are taken on your departure from the apartment we will deduct £10 from your credit/ switch card to cover the cost of replacement keys and inconvenience.
For all bookings we reserve the right to take a deposit of £200 on arrival to cover for any breakages, damage to the room or disturbance at night. This is refunded once the apartment has been checked after departure.
We strongly recommend that you purchase holiday cancellation insurance to cover you in the event that you have to cancel your holiday, for whatever reason.
When a reservation is made, by telephone or in writing, and accepted, a contract exists between the Guest and the apartment. If for any reason the reservation is cancelled, in full or in part, a breach of contract exists. The apartment reserves the right to cancel a booking on any grounds it feels are necessary and will honour no liability by doing so. However the apartment will make every effort to find alternative accommodation for the guests, but it is not bound to do so.
Payment in full will be authorised within 24 hours on confirmation of booking by phone/online and email.
Cancellations giving at least 14 days’ notice will have deposits returned in full, with no deductions. For less than 14 days period of notice, the apartment retains deposits.
Late Cancellations – Where notice of cancellation is received within 14 working days of the first reservation date, then the following conditions apply. The apartment will make every effort to re-let the accommodation, and therefore reduce the likely losses for the Guest.
If at the end of the reservation period, despite the efforts made by the apartment, the accommodation is not re-let, then the apartment is entitled to claim damages which reflect the losses incurred as a result of the cancellation. This is the value of the reservation; less any re-let value achieved and deposits already paid.
Terms, Conditions, Contracts and Disputes are determined under Scottish Law.
The latest check out time is 10.00 am. Late-Check out will incur a charge equivalent to the previous days rate.
